Vastu for Flats, Apartments and Rented Homes: What Applies

vastu for flatvastu for apartmentvastu for rented houseflat vastu directionvastu compliant flatvastu shastra

The old Vastu texts were written for one owner's house standing on its own plot, so in a flat or a rented home some of their rules cannot apply - but the rules about how you live, rather than where the walls stand, apply in any home. No Vastu text we checked discusses flats, and today's Vastu consultants do not agree even on how to read a flat's direction. This guide sets out what the texts assumed, how modern practitioners read a flat, what still applies, what a tenant can do, and what to ask before buying a flat advertised as Vastu-compliant.

What the texts were written for

The Brihat Samhita, Varahamihira's sixth-century work, lays a grid of 81 squares over the whole site and judges the main gate by which of eight positions it takes on each of the four walls (53.72-75). That assumes a house with four outer walls of its own, on its own ground. The text speaks to the person who builds and owns it: the owner draws the first line when the work begins (53.100-101).

Buildings of several floors do appear, but always as one owner's house or a palace. The Mayamata, a South Indian treatise on building, says that on an upper floor "a pillar is to rest on a pillar" (26.144), and the Samarangana Sutradhara and the Manasara ask that the doors of the upper floors stand one above the other (39.44; XXXV.382). A building of separate homes with separate owners, stacked on one plot, is not discussed in any text we checked.

The nearest the texts come to a flat is the shared wall. The Vishvakarma Prakasha does not favour town houses built wall to wall (14.31). Every flat shares its walls, so read this as a sign that the authors had a different kind of building in mind, not as a judgement on your home.

How to find a flat's direction for Vastu

Because the texts are silent, modern practitioners have each made their own method, and they differ on the first question: which door counts.

  • The flat's own door. The blog of an apartment-society app says to stand inside the flat at the main door, facing out, and read the direction with a compass or a phone app: "This direction is considered the Vastu direction of the flat."
  • The building's entrance. A cement company's home guide says the building's entrance should face east or north, and that a flat whose door faces the same way as the building's entrance "is more auspicious".
  • Not stated. A large property site's guide does not say which one counts, and several other pages skip the question.

So two consultants can read the same flat two ways. The same goes for other flat rules you will see, such as "the ground floor is the best choice": it is modern advice, and no old text ranks the floors of a building. The old door scheme, with its positions on each wall and the good ones on every side, is set out in our main door guide; applying it to a flat's door on a corridor is itself a modern step.

What applies in any home

Much of the tradition is about conduct, not walls, and none of it needs a plot of your own.

  • Sleep with your head to the east or the south. The Brihat Samhita says not to sleep with the head north or west (53.124), and the Vishnu Purana calls any position other than east or south unhealthy (3.11). A bed can almost always be turned. See sleeping direction.
  • Give the gods a clean, settled place. The Brihat Samhita puts the room for the gods in the north-east (53.118); in a flat that may be a corner or a shelf rather than a room. In the old household rules the morning prayer is said facing east (Ashvalayana Grihya Sutra 3.7). And the Shiva Purana says: "The place where the mind is quite at home is the most excellent of all places" (Vidyeshvara Samhita 15.6). See pooja room Vastu.
  • Keep the centre of the home clean. The Brihat Samhita asks the owner to take particular care of Brahma's place at the centre and keep it clean (53.66). The later texts also keep buildings, walls and pillars off it (Mayamata 26.2; Vishvakarma Prakasha 7.108-110). In a flat the walls are the builder's decision; keeping the middle of the home clean and uncluttered is yours.
  • Honour the door. The Matsya Purana asks that the main door be decorated with water pots, leaves and creepers and worshipped every day with an offering, rice grains and water (255.18-19). In the daily offerings of the dharma texts a little food is also set near the door for the Maruts (Manusmriti 3.88). A flat's front door is your main door: keep it whole and clean, decorate it, and honour it daily in the way your household does.

Two rooms need a word of their own. The kitchen's old place is the south-east (Brihat Samhita 53.118), but in a flat it is where the builder put it, and no text we checked gives a remedy for a kitchen in another corner; see kitchen Vastu. Attached toilets are not in the old texts at all. The dharma texts send a person far from the dwelling (Manusmriti 4.151), the Mayamata puts latrines in an outbuilding on the south-west (26.214), and the Vishvakarma Prakasha places one between the south and the south-west (2.96). Every rule about where an attached bathroom may go is modern; see toilet and bathroom Vastu.

Vastu for a rented house

The texts address the person who builds and owns the house. A tenant cannot move a wall or a kitchen, and nothing in the texts asks a tenant to. Two points from the tradition do speak to a home you did not build.

  • An old house is not worked out afresh. Before building, a new house's measurements are put through a set of sums (aya-vyaya) and the month of building is chosen with care. The Vishvakarma Prakasha says that for an old house one need not consider the aya-vyaya or the month (2.93). It does not mention tenants, but it is the closest the texts come to a home that is already standing.
  • A rite on moving in. Many purohits recommend a Vastu Shanti when you move into a resale or rented home whose previous occupants you do not know, as a clean ritual start; see our Vastu Shanti guide. A new home gets a griha pravesh, the entry ceremony, whose full form includes the Vastu Shanti.

Today's consultants say Vastu applies to tenants too and offer fixes that need no building work: one consultant's page on rented homes suggests salt-water mopping, incense and money plants. None of these is a remedy for a house in the old texts.

What a tenant can do, by the texts, is the list above: the bed, the shrine, the centre and the door. Where you have a choice of rooms, you can also follow the old placements, such as the shrine in the north-east.

Buying a flat sold as "Vastu-compliant"

The tag is common. An analysis of one large property portal's listings, reported by Business Standard (16 September 2025), found that 56% of homes for sale in Pune were described as "Vaastu-compliant", and between 43% and 55% in Mumbai, Delhi, Bengaluru and Hyderabad. The same article warns: "Some listings may use the term loosely as a marketing tag without professional certification." Since the word can be used loosely, ask what was checked:

  • Which door was read: the flat's own door or the building's entrance (see above).
  • The main door's position on its wall as well as its direction, keeping in mind that applying the old door scheme to a flat is a modern step.
  • The kitchen's corner, and whether it is the south-east.
  • A place for the gods in the north-east of the flat or of a room.
  • The bedrooms: whether each bed can be laid with the head to the east or the south.
  • The toilets: where they are, if that matters to you, keeping in mind that the rules about them are modern.

Ask for the floor plan with north marked on it, and check these points yourself with a phone compass. If a flat you like misses one of them, weigh it against a line from the Brihat Samhita's tests of a site: any site is auspicious for a person whose heart feels happy there (53.95).

How we verify: dates and muhurat timings in our guides are cross-checked against the panchang before publishing, and practical details - samagri, durations, dakshina ranges - reflect real bookings on Purohit.app. Traditions vary by community; your purohit's guidance prevails.
